Most "roof leaks" are flashing: chimneys, walls, valleys, pipe boots. Caulk over the symptom and it is back next spring. We open the spot, fix the detail, and course the shingles back in.

A repair quote says what we found, what it costs, and what it does not fix — if the field is at end of life, you will hear that plainly instead of a surprise next year.
